Red Flags to Watch for in a Patio or Driveway Painting Quote

Problems & objections ·

The clearest red flags in a painting quote are missing information: no square metres, no number of coats, no IVA line and no list of exclusions. Equally worrying are promises nobody can back up, such as a fixed lifespan, and offers to paint over cracks caused by a moving base.

Why does a quote with no square metres worry us?

Because you cannot check it. A single lump sum with no area tells you nothing about the rate, and nothing about whether the steps, side path or carport are included.

A clear quote lists each area with its m² and the rate applied. Ours, for example, starts from approximately €15/m² + IVA, so 50 m² is €750 before tax, and anyone can verify that arithmetic in seconds.

What if the quote does not mention coats or preparation?

Then assume the minimum. A quote that just says "paint driveway" may mean one coat over an unwashed surface with no crack filling. That job costs less on paper and much more when it has to be redone.

  • How many coats will be applied?
  • Is pressure washing included?
  • Are cracks filled before painting?
  • Are edges cut in by brush?

If the answers are vague, ask for them in writing. Our guide to what the rate includes shows what a complete specification looks like.

Is a missing IVA line a problem?

Yes. Spanish rules require it to be clear whether a displayed price includes taxes. A quote that leaves this unclear can turn out to be 21% higher than you expected.

Watch also for a contractor who promises the reduced 10% rate without asking about your situation. The rate depends on legal conditions about the client, the age of the dwelling and the share of materials, and whether it covers driveways has not been verified.

Should I trust a promise that the paint will last a set number of years?

Be cautious. How long a coating lasts depends on the product, the traffic, the sun and how the surface is maintained. A fixed figure stated without reference to the product data sheet is a sales line, not a fact.

The same applies to drying times. We follow the product data sheet for drying and recoating and tell you when the surface is ready, rather than quoting a number from memory.

What if they offer to paint over big cracks?

That is the most serious red flag. Cracks that keep widening, slabs that have dropped and surfaces that move point to a problem in the base. Filling and painting will not stop it, and the cracks will reappear.

Routine weathering cracks, like those on the Marbella reference driveway, are a different story: they are filled and then disappear under the colour. The crack repair cost page explains where the line is.

What about pressure to decide quickly?

A refresh is not an emergency. A contractor who pushes for an answer on the spot, or offers a discount that expires today, is putting their schedule ahead of your decision.

Take the written quote, compare it with others and decide in your own time. If co-owners or a property manager need to see it, a proper quote can be forwarded as it is.

What if the price changes with no explanation?

Any change should come in writing, with a reason. Finding something hidden under a car or a planter can justify an adjustment, but only if it is explained and agreed before the extra work is done.

We list any adjustment as a separate line with its reason. You can read more in mistakes when comparing quotes.

What does a quote without red flags look like?

It lists the areas and their m², the rate, the stages, the number of coats, the exclusions and IVA as a separate line. It explains anything unusual and refers to the product data sheet for technical claims.

You can see our figure for your area in the quote calculator, and the driveway painting cost page shows how the rate is built.

Frequently asked questions

What is the biggest red flag in a driveway painting quote?

An offer to paint over cracks caused by a moving base. Filling and painting cannot stop ground movement, so the cracks will come back and the money is wasted. A good contractor tells you when the base has to be dealt with first, before any refresh.

Why should a quote show the square metres?

Without the area, you cannot check the rate or see which parts of the property are included. A quote listing each area with its m² lets you verify the arithmetic and compare it fairly with others. Ours always shows the m² for every area.

Is a lump-sum quote always bad?

Not always, but it is harder to check. If a contractor gives a single figure, ask for the area, the number of coats and the stages included. If they cannot or will not provide them, treat that as a warning sign.

Should I worry if a contractor promises a long lifespan?

Be cautious. Durability depends on the product, the traffic, the sun and maintenance. A specific figure given without reference to the product data sheet is not something you can rely on. Ask where the number comes from. We point you to the data sheet instead.

What if the quote does not mention IVA?

Ask. Spanish rules require it to be clear whether a displayed price includes taxes. Without that, the real cost could be 21% higher than the figure you see. Make sure the rate and the amount are written down. Our quotes always show it as its own line.

Is it a red flag if the contractor promises the 10% IVA rate?

It should make you ask questions. The reduced rate depends on conditions about the client, the age of the home and the share of materials, and whether it covers driveways and patios has not been verified. The contractor should ask about your situation first.

What if the contractor wants a decision today?

A refresh is rarely urgent. Pressure to decide on the spot, or a discount that expires the same day, is a sign the contractor's priorities come first. Take the written quote, compare it and decide when you are ready.

Can the price change after I accept?

Only with a written reason and your agreement before extra work is done, for example if damage was hidden under a car or furniture. A price that changes without explanation, or only on the final invoice, is a red flag.

How do I check a contractor's previous work?

Ask for photos of finished jobs and, ideally, of the stages in between: cleaning, crack filling, cut-in and the first coat. Our Marbella reference job shows each stage on the projects page, so you can see what the rate delivers.

What does a good quote include?

The areas and their m², the rate, the number of coats, cleaning, crack filling, cut-in, the exclusions and IVA as a separate line. Technical claims should refer to the product data sheet. Anything unusual should be explained in writing.
