Who a Driveway and Patio Refresh Is For, and Who It Is Not For
A refresh at approximately €15/m² + IVA is for owners whose outdoor concrete or paving is sound but tired: faded, stained or lightly cracked. It is not for surfaces with a moving base, for anyone who needs new paving, parking lines or indoor floors, or for owners who expect paint to solve a structural problem.
Send us a photo and the m²Who is a refresh right for?
Anyone with an existing outdoor surface that is structurally fine but looks worn. The work restores colour and closes routine cracks without lifting anything.
- Villa owners with a faded concrete or imprinted driveway, carport or garage apron.
- Owners of rental properties who want the outside to look cared for before the season.
- Owners abroad who prefer to organise everything from photos and a written quote.
- Communities of owners with a tired communal garage or outdoor parking area.
- Sellers who want the first impression from the gate to match the house.

Is it right for imprinted (stamped) concrete?
Yes, and imprinted concrete is where the change is most visible. A faded stone or cobble pattern turns back into a deep, even colour while the texture stays exactly as it was.
The Marbella reference job, with its grey stamped driveway, carport and garage apron, is a typical example. The imprinted concrete cost page explains how the pattern affects the price.
Pool surrounds and patios in imprinted concrete follow the same logic. The pattern stays; the faded tone and the visible cracks go.
Who is a refresh not right for?
Anyone whose problem lies under the surface or outside our service. Being clear about this saves you money and saves us both time.
- Driveways with a sinking or moving base, or cracks that keep reopening.
- Surfaces broken right through or with large crumbling areas.
- Anyone needing new concrete, new imprinted concrete or new paving.
- Car parks that need parking lines or numbers painted.
- Indoor floors and industrial warehouse floors.
- Anyone who needs a structural assessment or design.
What if only cleaning is needed?
Then a refresh is more than you need. If the colour is still good and only dirt, algae or moss hide it, a wash may be the right answer, quoted separately from photos.

We would rather tell you that than sell you two coats you do not need. The pressure washing cost page explains how cleaning on its own is priced.
Is a refresh right for a community of owners?
Often, yes. Communal garages and outdoor parking areas tend to fade and stain unevenly, and a refresh brings them back without closing the whole space for long works.
The community decides how to approve and share the cost under the Ley de Propiedad Horizontal. The communal garage quote page explains how we prepare quotes for administrators, and reminds communities that line marking is a separate trade.
How do budget and timing fit in?
A refresh suits owners who want a visible change at a predictable cost. At approximately €15/m² + IVA, a 50 m² driveway comes to about €750 before tax, and the quote shows exactly how that figure is built.
If you are weighing up a refresh against replacement, our article comparing recolouring and replacing sets out what each involves. The driveway painting cost page gives more examples for plain concrete.
It is less suited to owners who want a surface that never needs attention again. No outdoor coating works that way, and the product data sheet sets out the care it needs over time.
How do I find out if it is right for my driveway?
Send a few photos and an approximate area. We tell you whether a refresh, a wash or a different trade is the right answer, before any price is agreed.
If a refresh fits, you receive a written quote in English. If it does not, you receive an honest explanation you can take to the right contractor.
Either way, you know where you stand before you spend anything, and you have photos and a written answer to share with anyone else involved.
Frequently asked questions
Who is a driveway refresh best suited to?
Owners of existing outdoor concrete, imprinted concrete or sound block paving that looks faded, stained or lightly cracked. Villa owners, rental landlords, owners living abroad, communities of owners and sellers wanting a better first impression are typical clients. The base must be structurally sound.
Who should not book a refresh?
Anyone with a sinking or moving base, slabs broken through, a need for new paving, parking lines or indoor floors, or a structural problem. A refresh restores the surface; it does not fix the ground or replace failed concrete. We tell you from the photos if this applies.
Is a refresh worth it for a rental villa?
It can be, because it improves the look of the outside quickly and at a predictable cost. Tell us the dates between bookings when you ask for the quote, and we plan the work and drying time according to the product data sheet.
Is a refresh worth it before selling?
If the driveway is sound but faded, a refresh can make the approach to the house match the rest of the property. Whether it is worth it for your sale is your decision; we can give you a written figure from photos so you can weigh it up.
Can a refresh work on block paving?
Yes, if the blocks are firm and level. Loose or sunken blocks must be relaid first by a paving contractor. Once the paving is sound, we can clean and recolour it, with the joints and condition assessed from your photos. Weeds in the joints come out during the wash.
Is it suitable for a communal garage?
Often, yes. Communal floors fade and stain unevenly, and a refresh brings them back without long works. Parking lines are not part of our service, so communities that need them should plan a separate line-marking contractor. The administrator can request the quote for the owners.
What if I only need cleaning?
Then a refresh is more than you need. If the colour underneath is still good and only dirt or algae hide it, a wash is the right answer. We quote cleaning-only jobs from photos, because the effort depends on the dirt more than the area.
How much does a typical refresh cost?
Approximately €15/m² + IVA, including cleaning, routine crack filling, cut-in and two coats. A 50 m² driveway comes to about €750 before tax, or €907.50 with 21% IVA. The price is confirmed from photos of the surface and access.
Can I do part of the property now and the rest later?
Yes. Each area can be quoted on its own line, so you can start with the driveway and add the patio or pool surround later. Doing everything together keeps the colour consistent, but phasing spreads the cost. Each line shows its own m² and price.
How do I know which category I am in?
Send a few clear photos and an approximate area. From those we can usually say whether your surface needs the full refresh, just a wash, or a different contractor altogether, and we say it before any figure is agreed. If a refresh is not right, the reason comes in writing.
