In 2026, our price for cleaning, repairing and recolouring a concrete driveway on the Costa del Sol is approximately €15/m² + IVA. For most villas that means a few hundred to a couple of thousand euros before tax, depending on size, condition and access.

We publish it because a straight number helps owners who are abroad. A rate per m² lets you budget before anyone comes to the villa, and it lets you check our arithmetic against any other quote you receive.
What do typical villa driveways cost?
Here are some example sizes on the coast, with the guide price before and after IVA. The 10% column only applies if the legal conditions are met.

What can make my driveway cost more than the table?
Three things: condition, access and layout. Each is visible in photos, so we can tell you before you commit.
- Deep oil stains or old paint that is peeling and must come off.
- Many small defects such as holes, spalled patches or broken edges.
- Steep slopes, steps or areas you can only reach through the house.
- Lots of posts, walls and planters that need cutting in by brush.

Why is a refresh so much cheaper than new paving?
Because nothing is broken out. There is no demolition, no rubble, no new base and no new concrete, only preparation and colour on the surface you already have.
The trade-off is that a refresh only works on a sound base. If the ground is moving, painting will not fix it, and the money is better spent on the base first.
Is a cheaper per m² quote a better deal?
Only if it describes the same work. The most common way to cut a per m² price is to drop the second coat, skip the crack filling or charge the cleaning separately, and none of those show up in the headline figure.

How does IVA change the total in 2026?
The general rate is 21%. The reduced 10% rate applies to renovation and repair of dwellings when the client is a private individual using the home privately (or a community of owners), the dwelling is at least two years old and materials stay within 40% of the taxable base.
A decree from October 2026 (RDL 29/2026) would add a bank-payment requirement from 1 December 2026 and extend 10% to homes for habitual rental, but it was still awaiting validation on 4 November 2026. Our IVA guide tracks the details and sources.

What does a small driveway cost?
A 20 m² parking strip comes to about €300 before IVA at the guide rate, or €363 with 21% IVA. Very small jobs or hard-to-reach areas may be priced differently once we see the photos, and we explain why in the quote.
Is it cheaper than replacing the driveway?
Yes, considerably, because nothing is broken out or rebuilt. You pay for preparation and colour, not demolition, rubble removal and new concrete. The condition is that the base is sound; if it is moving, replacement or base repair has to come first.
Does the price include cleaning?
Yes. Pressure washing is the first stage of every refresh and is part of the guide rate. Exceptional problems, such as thick old paint or deep oil soaking, are assessed from photos and shown separately if they need extra work.
How much IVA will I pay?
IVA is 21% unless the conditions for the reduced 10% rate on home renovation are met. On a €1,200 job that is €252 or €120 of tax. Whether the reduced rate covers driveways specifically has not been verified, so check with your adviser.
Can the price go up after I accept the quote?
The quote is based on what your photos show. If something significant was hidden, for example under cars or furniture, we discuss it with you before doing extra work. Any change is confirmed in writing first. Nothing extra is done without your agreement.
Does the colour affect the cost?
No. The price per m² is the same whichever colour you choose. You can go for a shade close to the original or a deeper tone that hides tyre marks; we agree the colour with you before the first coat.
Do you charge more in Nerja or Coín than in Marbella?
The guide rate is the same starting point across Málaga province. Access and the size of the job are factors everywhere, so a small job far from our Marbella base may be priced differently. The written quote explains any difference.
